Summer 2009

I hope the first half of 2009 has been great for you.

Over the past few months, the Toronto real estate market has really
been hopping & sales broke 8000 for the month of April, an
excellent turn around (refer to the first graph on the opposite side of
this letter). I call what we are seeing now, a “micro boom”, which is
really “hot spots” in the market. There are many variables to this
micro boom: type of property, style or number of bedrooms. Sometimes
it’s a specific neighborhood or simply the price range. These variables
are on the demand side of the equation evidenced by properties selling
more quickly (see second graph on reverse).

From November of last year to this February, the market put on the
breaks and prices stopped increasing (see third graph on reverse).
Anyone needing to buy didn’t and instead waited to see what would
happen with the market which created a pent up demand. Then, the
interest rates began to drop and kept on dropping to their now
ridiculously low levels. Those that were waiting are now jumping in,
giving us these “hot spots” and boom…things are moving again, but for
how long? What we do know is that at some point, the rates will go up
because inflation is most likely going to kick in and probably by the
end of this year. With inflation comes price increase. So, at least for
the short term, the market should continue to be very active and will
likely become even more so as these changes take effect.

Referring back to rates hitting ridiculously low
levels, currently, through my exclusive membership with Sutton Member
Program, I am able to extend to you incredibly low rate mortgages for
new and re-financed loans (see sheet enclosed).

On a more somber note, on March 27th, my dear friend and
restaurant partner lost his valiant fight to Colon cancer. He was loved
by many and will be sadly missed. Through witnessing this experience, I
have learned to make every moment count, to be grateful for everything
I have and to not take ANYTHING for granted.

In his memory, I will be running a full 42.2KM marathon at the
end of September and have registered to fund raise and support Gilda’s
Club, which is an organization helping people living with cancer.
